This is a little gem in the centre of the Old Town of Cannes, just 100m from the Old Church and the fortress on the summit of Le Suquet. It is also just 5 minutes down Rue St Antoine to the Old Port and the Palais des Festivals. The area is famous for its restaurants and shops and the little streets that spread like a spiders web over the hillside overlooking Quai St Pierre (the Old Port).

The building is in very good condition inside and out, with a freshly painted exterior in a delightful little street, with a well patronised “Salon de The” (“tea room” in English, which sounds so boring, and it’s not) on the ground floor. The interior is immaculate and well cared for with original banisters, and fresh paint and pictures on the walls. The building is only four floors high with one or two apartments on each floor, so it is a very small co-propriety with a very low levy, and due to the age of the building a very low tax fonciere (council tax).

One enters the apartment on the second landing and it looks away from the street onto a small courtyard below, so is very quiet. There is no view through the two double windows except for an unbroken, ancient wall with some greenery growing through it a few meters away, however it is light and there is no building opposite or overlooking, so it is private — not always the case in the little old streets.

The apartment has a surprisingly spacious feel and the main room divides itself naturally into three distinct areas — next to the tidy little kitchen which is fully equipped and new, there is an area with a dining table and four chairs, opening onto a larger sitting area with a sofa, TV and occasional chairs. Behind all this is a large alcove which the current occupants have equipped with bunk beds. My preference would be to put two interlinking single beds in there. It is wide enough to put side tables on both sides if it were being used as a double bed - or in the middle if it were being used as two singles. The alcove is also deep enough to partition off this sleeping area with a room divider or to curtain it off. The little shower is brand new, with a basin and a toilet. The floors of the apartment are an artificial parquet, which is very easy to clean and maintain. The walls are fresh and white. The ceiling is washed white tongue and groove timber, with two big old original (unpainted) beams running the width of the apartment.

It is very charming, in a very good rental position, and it’s a long time since we saw anything of this quality or standard for 120 000€. The furniture is being left with the apartment, and whether one uses it (as it is entirely adequate) or changes it bit by bit is a matter of choice.
